Requirements for Home Inspectors in Iowa

Iowa Home Inspection Accountability Act (SF460) effective July 1, 2025:
To start inspecting:
Become a member of a non-profit national home inspection association
- Home inspection associations require training, such as PHII
- The association must have a level that has 100 inspections, such as AHI
Pass a phycometric examination testing knowledge of the proper procedures for conducting a home inspection
After they start inspecting:
Conduct home inspections based on the Standards of Practice of a national inspectors association
Comply with a Code of Ethics of a national inspectors association
Take professional continuing education classes as an ongoing condition of membership.
Maintain Errors and Omissions and General Liability insurance
PHII is a nationally recognized home inspector training school, that offers the certification and credentials you need to start you on the path to becoming a successful home inspector in Iowa. After graduating from our training, you earn a free 1-year membership into AHI, a national home inspector association.
Many realtors, lenders, home buyers, and home owners want to make sure a home inspector has been properly trained and certified. PHII is recognized for training qualified and professional inspectors.
