Requirements for Home Inspectors in Florida


Florida Home Inspection Certification/License regulationsPHII is an approved education provider. Our Basic and Advanced online courses are approved for the 120 hours of education required by FL.

To become licensed, home inspectors must:
1.) Complete 120 hours of approved education.
This education can be obtained by completing our Basic Course Package (which includes both our Basic Course and our Advanced Course at no additional charge). After completing the courses students can contact us to obtain the transcript required by the state.

2.) Successfully Pass State Examination: FABI, NHIE or InterNACHI Florida Home Inspector Licensing Examination.
3.) Proof of Liability Insurance (at least $300,000)
4.) Submit Application and Fee
5.) Submit to a criminal background check

PHII's also offers a Wind Mitigation Inspection course, which is approved for both Initial certification and CE credits.

Florida Association of Building Inspectors
We are an affiliate of FABI, which is an Orlando-based home inspector society that is Florida's primary state-based home inspector society (member AF-0038). PHII's course is aligned with FABI's Code of Ethics.

To conduct 4 Point inspections in Florida, Citizens recognizes the following individuals as qualified inspectors:

* Florida Licensed general, residential or building contractors
* Florida Licensed building inspector
* Florida Registered architect
* An engineer in the State of Florida
* A building code official (who is duly authorized by the State of Florida or its county's municipalities to verify building code compliance)

The electrical portion of the inspection should be completed by a Florida licensed electrician or journeyman.
